Arizona is Home (AIH) down payment assistance program

First-time homebuyers in the State of Arizona.  A first-time buyer is defined as someone who has not owned real estate in the last 3 years. The funds can be used for down payment, interest rate buydown, and closing costs related to the purchase of a home.

First-time homebuyers who are at 80% or below Area Median Income (AMI) are eligible to receive up to $30,000 and first-time homebuyers who are between 81% to 120% of AMI are eligible to receive up to $20,000. Assistance is being offered as a silent second mortgage that is due on sale.  Homebuyers must attend an 8-hour homebuyer education class and meet one-on-one with a HUD certified Home Ownership Advisor.

How to qualify for the Arizona is Home program

Arizona is Home is a down payment assistance program you can use in any county in the State of Arizona. All borrowers must complete a HUD-approved homebuyer education course and participate in pre-purchase one-on-one advising with Trellis or another HUD-certified Housing Counseling Agency in Arizona. Trellis homebuyer advisors can meet with you virtually, over the phone, or in person.

Homeownership DPA funds are offered as a deferred payment loan that:

  • Has an interest rate of 0% with no monthly principal payments.
  • Provides up to $20,000 for first-time homebuyers who are between 81% to 120% of AMI.
  • Provides up to $30,000 for first-time homebuyers who are at or below 80% of AMI.
  • Is due on sale.
  • Can be layered with other homeownership DPA programs.

The process of program

Once you have contacted us our intake specialist will connect with you via email or phone to guide you on how to fill out an account with Trellis. Once your account is created, we will schedule an appointment for you to meet with a homebuyer advisor. The advisor will review your application for completeness, collect the required documents, and provide one-on-one counseling. After your initial homebuyer counseling, the advisor will assess your application to determine if you qualify for the program. If you do qualify for down payment assistance (DPA), you will be required to attend a HUD-certified homebuyer education workshop either in person or online through eHomeAmerica.
